Snow will be plowed from the roads and driveways when there is 2 inches of accumulation.
You are responsible for shoveling and de-icing your sidewalk and around your mailbox. And de-icing your own driveway.

We're getting ready for the winter season!
Munoz will continue to come on Wednesdays to mow (as needed), pick up leaves and do any final trimming through November.
The fountain , the benches and the speed bumps will be removed early November and stored away for the winter.
Because it gets dark so early now, you may place your trash can by the curb no earlier than 5pm on Sunday night, the night before trash pick up.
Munoz will be placing long stakes along the sides of the roads and driveways, ahead of the first snow.
The fire hydrants have already been marked with long poles for easy identification.
We did this in October when we flushed and tested the hydrants.

NEO's website and resident portal went live on September 12th.
You received an email with instructions on how to register on the website.
This portal gives you the ability to pay online and even set up recurring monthly payments.
You can also see your payment history and your current balance due.

Over the next two months, as weather permits, Munoz will be prepping the property for winter. They will be trimming the bushes back, cleaning up the flower beds and picking up the leaves.
If the grass is your yard is brown and not very green, watering it daily during this hot, dry weather will make a big difference. Water it in the morning or evening every day for a couple of weeks and you'll notice the color change.
The Management Company and the Board will be doing their fall grounds walk on Thursday, October 2nd, to assess the property for maintenance and repair needs that should be addressed.

The transition to the new management company, NEO Property Services, is underway, with an effective date of September 1st. Their contact information has been updated on this site. You may contact them with questions.
Review your insurance policy and make sure you have a homeowner policy that insures the entire structure of your unit, both inside and out, top to bottom. You do NOT want a condominium policy, as that will only insure the inside of your unit. As a homeowner in Sweet Brier, you own and are responsible for the roof, windows, doors, siding, slab, foundation, garage, interior & exterior walls and even driveway of your unit.
Please make sure you are insured appropriately.

Painting - Owners are to evaluate their garage doors, the surrounding trim, front porches, gable vents over garages, and trim around front doors for signs of chipping and weathering. It is the Owner's responsibility to paint and repair this.
Fences - If you have a fence behind your Unit, please check it on both sides. It is the Owner's responsibility to keep both sides clean.
Propane Tanks - Painting and maintenance of the propane tanks are an Owner's responsibility to have arranged. Contact your services provider for maintenance.
Front Doors - Front doors must be painted one of the two approved colors, "Sweet Brier Red" or "Sweet Brier Green", using the Sherwin Williams formula. See Approved Guidelines for more information.
Exterior Lights - The exterior lights must be black and must all match the same design on the front of the Unit.
Siding - Check the siding of your Unit on all sides for mildew and dirt. It is the Owner's responsibility to take care of the siding and keep it clean.
Look at your House - If there is any damage from landscape equipment, please report it to Management IMMEDIATELY so we can have the landscape company pay for repairs.
Architectural & Landscaping Guidelines - Modification and installation of any type of exterior home improvement or replacement is prohibited without prior written Board approval. Maintenance, repair and replacement of improvements are the Unit Owner's responsibility and must meet standards determined by the Board.
Sides of the Units are common elements, not limited common. All improvements made along the side of the Units must be removed and restored to grass upon the sale of the Unit, unless the new owner agrees to maintain the beds.
